What the noises mean

Good advice is worth more than a sales pitch. In this section we explain how doors and openers work, what wears out and why, and how to tell a small job from a big one.

Repair & Maintenance

My door is quite old. Is an inspection still worthwhile?

Yes, and often more so. Age alone does not say how much life is left in a spring or a roller, but condition does, and an inspection measures condition. Many older doors are sound and simply need a few worn parts and fresh lubricant. Where the report shows several items coming due at once, you can weigh planned repairs against a new door with real information rather than a guess. Garage Door Safety Inspection

What does a garage door tune-up actually include?

A full cycle observed before any work, a hands-on inspection of hinges, rollers, tracks, springs, cables, drums, brackets and the opener's attachments, tightening of the accessible fasteners, lubrication of the moving points with a garage door lubricant, a balance check with the door disconnected from the opener, adjustment of the opener's travel and force, cleaning and alignment of the photo-eyes, both reversal tests, a look at the seals, and a written record of the findings. How is a reset different from a track repair?

In a reset the rail is sound and the work is putting rollers, cables and sections back where that rail expects them, with minor alignment corrections. In a track repair the rail itself is the problem and must be straightened, re-hung or partly replaced first. One visit can include both, and the technician tells you which you need after looking at the door rather than guessing from the description. Off-Track Garage Door Reset

How do I know whether the damage is only cosmetic?

Watch the door move. A cosmetic dent leaves the section flat at the joints, the door travelling without a catch, and the hinges and rollers seated normally. Signs that the damage goes further include a crease that reaches a joint or stile, a hinge screw that has pulled out, a roller sitting crooked in the track, a gap of daylight at a joint, or a shudder as that section reaches the track curve. Any of those calls for a proper assessment. Garage Door Panel Replacement

Can worn rollers make the door come off its track?

Yes, and it is one of the main reasons to replace them before they fail. A wheel worn oval, a bent stem, or a short stem sitting loose in a double hinge lets a section drift until the wheel climbs onto the track lip; from there a bump or a gust can carry it out entirely. A door hanging crooked is a far larger repair than a set of rollers. Fresh, correctly sized rollers seated in a squared track are what keep the door where it belongs. Garage Door Roller Replacement

The screws spin in their holes. Can the hinge still be fitted securely?

Yes. A stripped hole is common on older steel doors and on wood doors where the timber has softened. The technician either shifts the hinge to fresh metal within the stile, uses a larger self-drilling screw that cuts new threads, or drills through and fits a bolt with a nut and washer or a backer plate on the inside. Any of these gives the new hinge a firmer anchor than the original screws had. Garage Door Hinge Replacement

Should I keep using the opener while the track is bent?

It is better to leave the door where it is and use another way in and out. An opener pushing a door through a damaged section pulls rollers out of the channel, twists the top section and can turn a small dent into a jammed door off its track. Industry guidance after any impact is to stop operating the door and have it assessed. Leaving it still keeps the repair small. Garage Door Track Repair or Replacement

Why did the cable come off the drum?

A cable leaves its drum when it goes slack for a moment while the drum keeps turning. The usual reasons are the door closing onto an object or a ridge of ice so the bottom stops early, a spring that has lost tension or broken, or a drum whose set screws let it slip on the shaft. The technician finds which of these happened and corrects it so the new cable stays seated. Garage Door Cable Replacement

How old is too old to repair?

Age alone is not the test; parts and safety are. The technician checks the exact model and part numbers, because even a unit from the last two decades can have a board, sensor or trolley that is no longer made. Where the parts are available, a repair is usually straightforward. Where a key part is discontinued with nothing to replace it, or the unit predates photo eyes, replacement is the sounder choice even for a small fault. The technician tells you which side of that line your unit sits on. Garage Door Opener Diagnosis and Repair

How much slack should the chain have?

It is a measurement, taken with the door closed and disconnected from the trolley. At the middle of the rail the chain should sit at the height the opener's own manual specifies for its rail shape, since the figure is not the same across makes. The two nuts on the trolley set and lock it. With the door reconnected and closed, some droop appears; that is expected as long as the measurement returns when the door is open. What does out of phase mean, and why does my door stop short?

When the belt has been off the sprocket, or the motor has run without it, the motor's idea of where the door is no longer matches where the trolley sits. The door then stops short at one end however the limits are turned. The technician lifts the belt off, runs the sprocket to its closed position, refits the belt with the trolley at the closed end and relearns the limits. Belt-Drive Opener Repair

Why does the technician test the door by hand before anything else?

Because the opener depends on the springs. With the old unit disconnected, a balanced door lifts with moderate effort and stays put at roughly waist height. A door that drops or drifts is telling the technician the springs need adjusting, and doing that first means the new operator is never asked to haul a heavy door, which would shorten its life and mask a problem that belongs to the door. Why are springs and cables handled by technicians?

Springs store substantial energy, while lift cables and bottom fixtures transmit the forces that raise the door. Replacement requires the assembly to be secured, tension to be controlled and matched parts to be installed in a defined sequence. Trained handling, proper tools and the selected system's instructions keep that work orderly and precise. Sectional Garage Door Replacement

Can I keep the garage door opener I already have?

Possibly, after its identity, condition and compatibility are checked against the new door. The installer reviews door height and weight, track layout, reinforcement, attachment geometry, travel limits, controls and safety sensors. The door is balanced and operated manually before any opener is connected. If the existing unit fits the documented requirements, it can be integrated and tested as part of the installation scope. Insulated Steel Garage Door Installation

How is the new door tested after installation?

Technicians cycle it by hand to assess balance, cable tracking, roller travel, clearances, and seal contact. After the operator is connected, they set the open and close limits, confirm the manual release, interrupt the photoelectric beam, and conduct the prescribed contact-reversal check. Hardware and reinforcement receive a final visual review with the door closed and raised. Wind-Rated Garage Door Replacement

How should I choose the panel pattern for my house?

Start with fixed proportions already on the exterior: window widths, masonry lines, roof shapes, columns and entry-door details. A simpler pattern can settle a busy elevation, while cross-buck or divided-panel designs add stronger character to a plain wall. Scale matters across wide doors, so the pattern should be viewed as a full-opening drawing or sample rather than a small swatch alone. Carriage-House Garage Door Installation
