Dry leaves keep appearing in the same corner inside the garage, and this fall there were mouse droppings along the wall beside the door. When you look, the corner where the top and side strips meet is wide open.
Around a garage door there are three seals: one on the bottom edge of the door, and two running up the sides and across the top of the opening. Those last two are the perimeter weatherstrip. They are fixed to the stop moulding on the jambs and header, and their flexible fin rests against the door face when it is closed, closing the gap between door and frame. Replacing them means fitting new lengths that meet the door evenly, cutting down how much wind, driven snow, dust, leaves and small animals get through. The bottom seal is handled as its own job, but the two are often done together.

Gaps like to live where pieces meet. The technician looks at both top corners, where the header seal and the side seals should overlap so there is no square hole, and at both bottom corners, where the side seal should run right down to meet the bottom seal on the door. Mouse droppings, leaves and a small drift of snow in one corner are common finds and point to exactly which joint has opened. The bottom seal itself is noted; it is a separate part of the door, but if it is flattened or torn the household is told so both can be renewed in one visit if they wish.

Fasteners are chosen for the weather they will live in: galvanized or stainless trim nails, exterior screws where the stop is heavy or the wood is hard, and weatherproof staples only for a light fin on sound wood. They are spaced evenly so the strip stays straight between them, and a nail set is used so the heads sit flush without crushing the vinyl. In cold weather the lengths are kept warm in the van until the moment they are fitted, because cold vinyl is brittle and splits at the ends. Fasteners near the end of each piece go in a little further back for the same reason.

The simplest care is a glance four times a year. Close the door, switch off the lights and look along both sides and the header for daylight. Then step outside and check that no length has lifted, that the corners are still tucked together and that the fin is still soft when you press it with a thumb. Cracks, a hard grey surface or a piece that has shrunk back from the door are the early signs. Manufacturers suggest wiping the seal down with a damp cloth a few times a year, and that also lets you feel any change in it.

The fin is meant to bend against the door with a small, even deflection. That is enough to seal, and it lets the fin spring clear as the door lifts. Pressed hard, it drags on the door face, folds under on the way down, squeals and wears through well before its time, and it adds load to the opener. Set too far off, it leaves a standing gap. The light touch is the setting that lasts.

The soft wood at the base of the jamb is cut back to sound material and a new piece of lumber or PVC trim is spliced in, fixed and primed, so the fasteners for the new stop bite into something solid. This is one of the most common additions to a perimeter seal job here, because slush and salt sit against the jamb base all winter.
Close the door, turn off the garage lights and look along the edges for daylight. Then press the fin with a thumb: it should be soft and spring back. Hardness, cracks, pieces missing, a strip hanging loose, snow or leaves inside along the edge, or a fin that has folded under and torn are all signs. A rubbing squeal as the door moves is another.
